건축물과 건설 산업 전반의 지속가능성(sustainability)을추구하기 위해 1993년에 설립된 이래 미국 그린빌딩협회(US Green Building Council, USGBC)는 몇 년간의 준비기간을 거쳐 2000년 3월에 LEED(Leadership in Energyand Environmental Design) 인증프로그램을 선보였다(USGBCa, 2013). LEED 인증프로그램은 단일건물에 대한 에너지 및 친환경 성능 이외에 건물이 위치한 부지의친환경적 특성을 평가하기 위한 “Sustainable Sites”, 효율적인 수자원관리를 위한 평가항목인 “Water Efficiency”,에너지 및 환경보호를 위한 평가항목인 “Energy andAtmosphere”, 건축재료 및 자원관리를 평가하기 위한 항목인 “Materials and Resources”, 실내환경 질을 평가하기위한 “Indoor Environmental Quality” 등을 기본 골자로한 권장형 평가제도이다. LEED 인증이 시행된 초기에는인증절차의 복잡성 및 인증을 받기 위한 초기비용의 부담 등으로 건축주와 건축가에게 크게 호응을 얻지 못했던 것으로 알려져 있다. 그러나, 전세계적으로 친환경 건물과 건설 산업에 대한 관심이 증가하고, LEED 인증을받은 건물들의 에너지 효율, 실내환경의 질, 주변 경관과의 조화 등이 부각되면서, 점차 많은 관심을 받게 되었다.미국 그린빌딩협회에 따르면, 2009년에 13,000 회원사와기관, 181,000명의 LEED 전문가가 등록되어 있는데, 이 숫자는 계속 증가하고 있는 추세이다(USGBCa, 2013).

영어 초록

The major purposes of this study were to analyze main features of US Green Building Council’s LEED for Homesrating system and examine residents’ satisfaction on their LEED-certified homes and neighborhoods. The first part of thisarticle shows the structure and features of the LEED for Homes rating system and the process to obtain credits of thisrating system. The investigation to assess residents’ satisfaction targeted LEED certified home residents in Midwest inthe United State. The satisfaction was assessed in relation to socio-demographic and housing characteristics. To collectdata, a quantitative survey was administered to the residents of LEED-certified homes in Midwest in the US. A total of605 surveys was sent out and 235 were collected, yielding a 38.8% response rate. Findings revealed that LEED-certifiedhome residents were highly satisfied with their homes and neighborhood although neighborhood satisfaction was lowerthan housing satisfaction. Residents’ income and education were the significant socio-demographic factors that showsignificant relationships with housing satisfaction. Residents’ home ownership, length of residence, housing types weresignificant housing characteristics on their satisfaction while the levels of LEED certifications (i.e., certified, silver, gold,and platinum) were not significantly related to housing satisfaction. The findings of this study suggest the importance ofdeveloping effective strategies for those who are less educated, lower income classes, renters, or multi-attached housingresidents for more successful development of LEED-certified homes in the future.
